P&PT's that everything will work out

We spoke with her today, and the figure she came up with will put a good profit in her pocket, and we think the banks will bite since the house is worth so much more than that. It needs major work, and because we are renting she would have to go through her insurance (if she has the adequate coverage) to get it fixed. She is not sure if the work needed will be covered by her insurance, but it would be great for us to take that burden off of her. Long of the short is, we think we have a good shot at getting approved, but you never know. We would be first-time homebuyers, and this is really nerve wracking. We considered buying it last year, but we never spoke with my mother. We refer to it as "our" home, but technically my mother still has owners rights to it. She always had wanted either my brother or I to buy it. Neither one of us wanted to for a long time. Until she offered for Chris and I to come back to Pensacola and rent. As long as we were here(in the house), she would keep it, but she plans to move up north in a few years, and would be considering what to do with the house in the event that Chris and I moved away as planned. She was hoping that we would try to buy it one day, but it was never mentioned until we spoke with her today.

Short of the long is, we ask for P&PT's. Thanks you guys!
